We had a fantastic time at the Easter Egg Hunt Family Event at Crestwood Gardens! This wonderful gathering brought together both new and returning residents, creating a warm and welcoming atmosphere for everyone.

It was heartwarming to see so many families attending, including new faces and residents who hadn’t participated in a while, along with our regular attendees. A huge thank you to our amazing volunteers who helped with setup and hiding the eggs—your efforts truly made this event shine!

We also want to give a special shoutout to those who donated cookies; they definitely added to the fun!

Spring Celebration at Aden & Ebbetts!

What an afternoon! Our Spring Celebration with Apartment Life was an absolute blast, and we couldn’t have asked for a better time with our community!

The fun was in full swing with live music, an egg hunt, a bouncy house, crafts, face painting, and snacks — truly something for everyone! Residents of all ages came out to enjoy the festivities, whether they were on the hunt for eggs or relaxing and soaking in the music.

One of the sweetest moments of the day? Hearing residents say, “This is great, I love that you all do these events for the community.” Comments like that mean everything to us.

We also have to give a huge shoutout to our amazing resident helpers! From kids helping set up snacks and activities to adults keeping the snack table running smoothly and keeping a watchful eye on the bouncy house — and even helping take it down afterward — your willingness to pitch in made the event so special. We are so grateful!

Game Night Recap — Two Communities, One Amazing Weekend!

What a weekend! Our Apartment Life teams brought fun to two communities, and the memories made were truly priceless.

Crystal Chase — Friday Night

Friday night at Crystal Chase was the perfect blend of fun, connection, and friendly competition! We introduced a brand-new game, Codenames, which was an instant hit. There were clever clues, suspenseful moments, and plenty of laughs throughout the evening. The girls’ team took home the win, but the real highlight was the genuine connection shared among everyone. Every participant went home with a prize, making it a cozy and memorable night.

Echo Mountain — Saturday Night

Saturday night at Echo Mountain was filled with energy and a fantastic turnout! Residents enjoyed an exciting mix of Pictionary, Taboo, and Jenga, with a guys vs. girls showdown adding an extra competitive edge — and once again, the girls emerged victorious! We capped off the night with a raffle, ensuring that every family went home with a prize. A special shoutout goes to the residents who stayed to help with cleanup — your kindness is truly appreciated!

This past Saturday, our Apartment Life team hosted our Grow Where You’re Planted event at Fenner Gardens, and it was such a sweet afternoon. Residents stopped by to pick out their own grow kit or seeds and put together their very own indoor plant — all while enjoying some delicious cookies!

It was a relaxed, cozy time filled with great conversation, lots of laughs, and the chance to connect with neighbors. Everyone left with a new little plant and a whole lot of excitement about watching it grow.

Spring Bingo Night at Crestwood Gardens was a huge success!

It was so amazing to see residents of ALL ages come together — adults, teens, kids, and staff — for a night full of fun and community. Our Apartment Life coordinator did an incredible job creating a warm, welcoming environment where everyone felt included and engaged.

One of our favorite moments? The kids got to help call out the Bingo numbers! Nothing better than seeing the little ones take the spotlight and bring the energy to the room.

We had such a great time at our Valentine’s Day Craft event at Aden & Ebbetts! Several residents joined our Apartment Life team for creative crafts and sweet snacks, and it was wonderful to see both familiar faces and first-time attendees.

One longtime resident shared that after living there for 16 years, she’s noticed how much the neighborhood has improved. She excitedly invited her daughter and grandkids to join in, telling us how much fun she had and that she wants to come to more events in the future, which made our day!

Another resident stopped by just to show her support and let us know how much she appreciates what we’re doing for the community. Moments like these remind us why we love bringing everyone together.

Savings & Financial Awareness: Colorful piggy banks to inspire saving habits.
Organization & Planning: A range of planners, calendars, notebooks, and writing tools to encourage goal setting.

We had an incredible time celebrating Thanksgiving with our residents at Fenner Gardens! What a fantastic day it was for the whole family! Residents at Aden & Ebbetts had a blast with delicious pizza, refreshing snow cones, pumpkin painting, and outdoor games that everyone enjoyed.

One resident shared with our Apartment Life coordinator, "This is really great, I've never heard of an apartment doing an event. Churches often host events, but they can be overwhelming due to the large number of attendees. This is a really good idea!" It's heartwarming to hear such positive feedback!

We had a fantastic time at our recent Porch Plant and Chat event! A huge thank you to our local vendor, Donna's Plants, for providing an incredible selection of succulents for our residents.

We had an amazing turnout for our Breakfast and Board Games event at Aden & Ebbetts! It was wonderful to see residents of all ages come together to enjoy good food and great company. Many stopped by on their way to and from work, and some even took breakfast home to share with their families.

It was a fantastic chance to catch up with familiar faces and meet some new friends. One resident shared that she has been living here for a couple of months and absolutely loves it, saying she "has her peace back."

Echo & Crystal Apartment Life Events!

What an incredible weekend for our Echo and Crystal Apartment Life team! We kicked things off with an exciting Bingo Night at Crystal Chase, where residents joined us for some friendly competition. The atmosphere was electric as both seasoned players and newcomers competed for fantastic prizes, including a tablet, headphones, a $20 gift card, and delicious chocolate bars. Welcoming some new faces made the night even more special!

Next, Taco Night at Echo Mountain was a huge success, with a fantastic turnout! Families came together, and one new family brought a delightful, authentic dish from their home country to share with everyone, adding a personal touch to the evening. Kids played while adults enjoyed great food and engaging conversations. We also held a raffle for a $20 gift card, and our friend Dominga was the lucky winner—her smile said it all!

Last night was a blast at our "Make Your Own Pizza Night"! It was wonderful to see so many residents, young and old, come together for a fun, family-friendly activity. Everyone had a great time creating their personalized pizzas with fresh dough, sauce, cheese, and a variety of toppings.

Though we ran into a little hiccup with the oven and couldn't bake the pizzas on-site, everyone happily took their creations home to bake!

We also had delicious chocolate cake and drinks to enjoy. The kids were especially excited to be chefs for the night!

Grill and Chill at Echo Mountain!

What a fantastic evening we had at our Grill and Chill Apartment Life event! It was truly heartwarming to see so many residents come together to enjoy delicious hamburgers, hot dogs, refreshing drinks, fruit, chips, and a wide array of games. The kids had an absolute blast with water balloons and bubbles, racing around the playground, and soaking up the beautiful outdoors!

Meeting new faces in the community and chatting with other residents was such a highlight. The friendly cornhole competitions brought out everyone’s competitive spirit, adding to the fun! The turnout was terrific, and the positive vibes were completely contagious. One resident even mentioned how much she needed this outing, especially since she doesn’t get out often. Moments like these serve as a wonderful reminder of the importance of community.

We had an amazing time at our Beat the Heat Kit Grab & Go event—and we’re thrilled to say it was a refreshing success! With the sun blazing and temperatures soaring, our Starboard community came together to stay cool, stay safe, and share some summer smiles.

Over 10 kits were distributed to families, seniors, and individuals, each packed with fun activities to keep everyone entertained indoors. Residents enjoyed selecting from a variety of items at our table set up outside the leasing office, including novels, crossword books, coloring books, sewing kits, and even popcorn for a tasty afternoon snack!

Last weekend, our community room at Crestwood Gardens was transformed with cheerful checkered tablecloths, creating a welcoming atmosphere that provided residents with easy access to food and seating.

We set up a delicious sandwich bar featuring fresh rolls and deli meats such as ham, turkey, and bologna, along with a variety of sliced cheeses, lettuce, tomatoes, onions, and pickles. It was a hit!

Throughout the day, residents enjoyed games, casual conversations, and the delightful company of their neighbors. Our Apartment Life coordinator took the opportunity to chat with everyone and gather feedback for our future events. Excitingly, most residents expressed interest in a BINGO night!

Additionally, a few ladies thoughtfully packed to-go boxes for family members who couldn’t join us, and we made sure to leave some fruit at the leasing office for our staff to enjoy the next day.

We had a fantastic turnout at our recent Apartment Life Snack + Chat event! Residents of Blue Ridge Village gathered to discuss the important topic of aging in place successfully and independently.

Thanks to our partnership with the Local Office of Aging (LOA), attendees enjoyed delicious subs, pasta salad, and refreshments from Jimmy John’s while listening to an insightful presentation by Amy Lawson.

The event showcased a range of supportive services provided by LOA, including food and fresh produce vouchers, insurance counseling, Medicare education, transportation assistance, the Soup for Seniors program, access to medical equipment, care coordination, advocacy support, and more.

We had such a fantastic turnout at Fenner Gardens! Our Apartment Life coordinator joined forces with the leasing office and our local police department to put on a mobile food distribution event, and it was a huge success! Over 100 residents attended to enjoy delicious food and gather valuable resources from Feeding America.

With hot dogs in hand, everyone hopped onto the mobile bus, which felt just like a cozy little store! They filled their carts with all sorts of essentials and even snagged a few tasty treats! The atmosphere was warm and friendly, filled with smiles and gratitude as residents shared their appreciation for the support.

So many people told us how helpful the event was, and we couldn't be more thrilled to hear they're looking forward to more fun events like this in our community! A big thank you to everyone who came out and participated!

At CIG, we're all about keeping our properties looking stunning! The first mow of the season was right on schedule, and we made sure to do it when the grass was dry to avoid any clumping issues with the mower.

Manicures & Mocktails at Starboard Townhomes!

Last week, Starboard Townhomes' beautiful outdoor courtyard was transformed into a pampering paradise for a fabulous Manicures & Mocktails event hosted by our Apartment Life coordinator, Alexandria, and Alicia Airy from In-Home Nails.

Residents enjoyed complimentary luxurious manicures, which included a natural sea salt soak, nail shaping, cuticle care, an organic sugar scrub, and a soothing hand and arm massage with essential oils.

While waiting for their turn, residents sipped on delightful mocktails, choosing between Blackberry Hibiscus and Cranberry Cosmo. Delightful snacks, including fresh fruit, crackers, pecan tarts, and madeleines, were provided to keep everyone's energy levels up.

The atmosphere was filled with laughter, conversation, and appreciation for the lovely weather.

CIG launched the Leadership Academy at the start of 2025. Using the 21 Irrefutable Laws of Leadership, by John Maxwell, our focus this month has been on The Law of Process. The main concept we are learning is that leadership develops daily, with learning and growth happening incrementally over time. December was an inspiring month at Starboard! Our monthly Adopt a Block event with Restore Church was filled with festive cheer, topped off with a special visit from Santa and one of his elves—what a magical experience for everyone!

Kids got creative at our arts and crafts table, while adults enjoyed making beautiful holiday centerpieces. And to keep everyone warm and happy, residents were treated to a delicious hot lunch!

We also hosted our Jolly Jamboree, organized by our wonderful Apartment Life coordinator, Alexandria. Residents received holiday cookie decorating kits delivered right to their doors! Each kit included six homemade sugar cookies, festive sprinkles, and colorful frosting—wrapped like a Christmas present!

What an amazing time we had at LaDeara Crest Apartments Hot Cocoa Bar! It was our biggest celebration yet, with more friends attending than ever before! The room was buzzing with laughter, and the wonderful smell of hot cocoa made everything feel so cozy.

Our Apartment Life coordinator, Karisa, was thrilled to welcome three new residents, whose bright smiles brought even more warmth to the event, showing us that friendship can shine through any language barrier. This week, the residents at Autumn Lakes received some special TLC! The Autumn Lakes Team partnered with Stoney Run Koalas and volunteers from Manna Church to host a Winter Coat Drive! Additionally, refreshments were served, and school supplies and fun table activities were provided for the children. The event was a huge success, meeting the needs of over 100 people who attended! Boulevard West is so excited to welcome new residents! To start the process, the Marketing team gave this property a boost with new pictures of information and an upgraded marketing package. The Fenner Gardens team hosted a fun-filled Halloween Trunk or Treat Event! Thirteen decorated cars showed up, including five hosted by residents. Maintenance Tech team members even joined in with a trunk set up from their KEV work van! Dyanna, our Apartment Life Coordinator, also joined in the festivities by hosting a trunk! The Fenner team did a fantastic job grilling and serving hotdogs, along with chips and water bottles to about 60-75 families and neighbors in the community. The energy was electric with plenty of candy to go around and upbeat music provided by a guest DJ! The kids enjoyed participating at the face-painting station and “trunker hosts” were awarded 1st, 2nd, and 3rd place prizes for the best-decorated trunks. But the best reward of all was seeing the smiles on our neighbors’ faces.

This month, we are excited to share the Apartment Life events that have started at Aden & Ebbetts! Our Apartment Life Coordinator, Mary Grace, hosted an Ice Cream Social, which was a huge hit! Many people came to enjoy some ice cream and connect with their community. Both kids and adults had a great time relaxing at the picnic tables and using the soccer goals throughout the event to fuel some healthy competition. We even had several kids asking about our upcoming events.

Additionally, Mary Grace put together a fabulous "Donut Be Shy" event! We had a Coffee and Donut grab-and-go, where everyone could come, introduce themselves, and hang out as long as they wanted. The response to the Apartment Life program was incredibly positive, with one resident even saying it was an "answer to prayer." However, when they receive glasses or medications to address their condition, their quality of life is often dramatically improved. The event was further enriched with plenty of inspiration, delicious cookies, and an enthusiastic environment. Regular plumbing maintenance is crucial due to increased wear and tear from more tenants. This includes detecting leaks, keeping the drains clean, and inspecting the pipes. Additionally, we had a visit from a pest control specialist this week to keep everything in check. Having a pest control contract with a professional company for regular check-ups and preventive care is very helpful in maintaining a clean property.

Life Enrichment Center (LEC) of Norfolk

Earlier this week, CIG had the pleasure of hosting Kevin Turpin, the President and Founder of the Life Enrichment Center (LEC) of Norfolk. The LEC is a non-profit organization that provides literacy tutoring and other life-enriching programs to elementary students in Title I Schools and communities across Virginia and into North Carolina. During his visit, we learned that they offer literacy-based computer lessons to children from underserved communities who are reading below their grade level. The LEC also matches these children with a tutor who works with them once a week for a full academic year. By helping these students achieve reading proficiency by the end of third grade, the LEC is providing them with a chance to excel in their current and future academic pursuits, therefore, increasing their chances of graduating from high school by four times. CIG is exploring collaborative efforts with the LEC that will undoubtedly make a significant impact in our communities by providing educational support that will increase life opportunities!

St. Patrick's Day with Apartment Life

Our Apartment Life coordinator, Dyanna, hosted two successful St. Patrick's Day events last weekend!

The first event was a Grab-N-Go Breakfast on Saturday at East Beach Apartments. The sun was radiant despite the chilly weather, and the festive St. Patrick's Day decorations brightened everyone's mood! Several residents gathered to enjoy a variety of sandwiches and juice while catching up and chatting. Dyanna even had a special treat for one of our furry friends!

The second event on Sunday was St. Patrick's Day Bingo. It was so much fun! Bingo winners were awarded gift card prizes while also partaking in a delicious meal of chicken salad sandwiches and special-themed green and pink cupcakes! Dyanna has a knack for creating an inviting environment where residents lingered at the event to share stories and make deeper connections.

Both events were a hit! We're so grateful to have such a fantastic Apartment Life Coordinator, who goes above and beyond to connect residents and make everyone feel welcome!

During our CTS meeting this week, we had a very important guest from Safe House Project come talk to us. Amber gave an outstanding and informative presentation to our staff about the dangers of trafficking in our country. Over the weekend, the Apartment Life team at East Beach organized a Random Acts of Kindness event for the residents. The event's main objective was to spread positivity and happiness throughout the community. The team ensured that every resident had the opportunity to indulge in a variety of sweet and salty treats, such as cookies, popcorn, and pretzels, which were served amidst fun and welcoming spring-themed decorations, including flowers, balloons, and colorful banners.

To further uplift and inspire the residents, the team distributed cards containing quotes of kindness and encouragement. Dyanna's hard work in organizing the event did not go unnoticed, as the visiting residents conveyed their heartfelt gratitude and appreciation. Introducing our highly proficient CIG Acquisitions Team; Chris, Brett, and Dave! Over the past 90 days, they have closed on an impressive 963 units and are currently working on acquiring an additional 600 units within the next 30 days. Their dedication and hard work are expected to enable CIG to own over 4,000 units by April, with a goal of closing on 2,500 more units in the coming year.

The Acquisitions team plays a crucial role in CIG's success. They are responsible for finding and purchasing adequate properties, as well as raising the necessary capital to close the deals. This involves conducting thorough market research, analyzing financial data, and working with investors to secure the necessary funding.

In addition to their financial responsibilities, the Acquisitions Team also focuses on building solid partnerships with key stakeholders. They work closely with strategic LPs to ensure a smooth acquisition process and establish good relationships with lenders to secure the best possible purchase terms. This requires strong communication skills, attention to detail, and the ability to negotiate effectively.

Although it’s been a while since we’ve shared an update on the first Community Connection Center @ Fenner, there are no doubt many wheels turning behind the scenes. Over the past several months, we’ve been dedicated to facilitating and solidifying partnerships and developing a clear physical and functional vision that can be duplicated in other future locations.

Here is Jessica, our Community Connections Officer, and Pastor Mike Harris, who serves as our Director of Programming, giving tours and presenting the preliminary building layout that includes large and small multipurpose spaces as well as a commercial kitchen and flex offices. Our goal is that the building layout is specific enough to accommodate the needs of our Community Partners but flexible enough to be used as often as possible for a variety of programs and occasions. This past Saturday, our Apartment Life Coordinators hosted some fun-filled holiday events at two of our properties.

First up, we had a festive doughnut giveaway at East Beach Apartments, which was a total hit! Our lovely host, Dyanna, did an incredible job making the space look adorable with cheerful elf-inspired holiday decorations that made everyone smile. The weather was gorgeous, and our residents enjoyed the day with complimentary holiday doughnuts and juice. Dyanna was thrilled to meet new faces and is already planning more events like this in the future!

Our second event was just as amazing as the first! Joyce, our wonderful host in Hampton, threw a heartwarming Gift Wrap Party. Not only did Joyce provide an array of gift-wrapping items, but she also created the perfect holiday ambiance with classical music, a delicious spread of treats, and everything you could need to get into the Christmas spirit! From a crudité platter to a hot cocoa bar, the residents enjoyed snacking while wrapping!

Check out this fun event hosted by our Apartment Life team in Hampton last Saturday! They had a Cookie Decorating Event, and it was a blast! The weather was perfect, and our coordinator, Joyce, did a fantastic job decorating the office with all kinds of holiday-themed items. They had a bunch of cookies to decorate with different colors of icing, sprinkles, and candy. Doesn't that sound delicious?!

Joyce also put out cheese and crackers, fruit trays, Grinch punch, and a hot cocoa bar — everything was so tasty! But the highlight of the event had to be when Santa stopped by! He took pictures with everyone and listened to their Christmas wishes. It was truly a magical experience!

Our IT Department is on fire!

Justin and Donald have many responsibilities for us here at CIG!

Overall, they manage 3rd party resolutions between services offered through the IT community and CIG.

One aspect of this is the installation and active monitoring of security cameras at our properties to ensure the safety of staff and residents.

Our IT team also establishes secure technological connections with each staff member to help further our communities and create a well-balanced environment for everyone!

Meet Rich Meadows, our Safety and Training Officer here at KEV! Safety officers' primary responsibility is proactively addressing safety issues to prevent accidents and injuries for staff and residents. They serve as a liaison between management and team members, ensuring that safety procedures are successfully taught and put into practice at all corporate tiers. Safety at work is significant, and we understand the value of having delegated staff to ensure the well-being of the properties and employees, creating a secure working environment. Rich has many responsibilities, including bi-yearly site inspections for each property and ensuring properties comply with OSHA regulations. Safety discrepancies for residents, like raised sidewalks, broken windows, and smoke alarm maintenance, are flagged and tended to. Rich also offers training for all employees, including maintenance and office staff, in technical trades, safety policies, and practicing effective conflict resolution and communication. Focusing on safety first develops a sense of trust and well-being among residents and staff and enhances the overall standard of living within the properties. Mercy Drops Dream Center is a faith-based, volunteer-driven charitable organization that finds the forgotten and helps them build a firm foundation so they will flourish in life. Based in Portsmouth, MDDC is devoted to working with the local community by assisting people facing homelessness, veterans, children in foster care, and those living in underserved areas. On the first Saturday of every month, they lead the Adopt-a-block program at Starboard Townhomes, building relationships from within to nourish and reinforce the community. They host cookouts, parties, community fun days, and dinners for our residents! The main focus of the Adopt-a-block program is to meet the residents' spiritual, mental, and physical needs; some examples are distributing cleaning products, blankets, toys, groceries, and holiday dinners, creating a strong and solid foundation for this community to thrive in! With school back in session, it is important to CIG that our communities are supported and given all the opportunities to succeed! We are proud to partner with several organizations dedicated to strengthening and changing the lives of our residents and their families through giving, connection, and education! Children who receive encouragement through parental participation and community partners show improvements in attendance, grades, and achievements—leading to less problematic behavior and an overall positive mindset toward school. When we connect with families, we become more aware of the needs of residents and can better provide for them during our community events!
A great example of community support recently was our Apartment Life team hosting 2 Back-to-School events at our Fenner Properties! The first event, Let's Go and Get Ready for School, gave backpacks filled with materials out to prepare these kids for a successful year. The excitement on the children's faces as they picked from a variety of backpacks was worthwhile!
Then, on Tuesday morning, our second event was a Grab and Go Breakfast before school! The kids were thrilled to get bags of goodies on their first day! Even the parents appreciated our efforts to plan a breakfast and seemed to enjoy it themselves. It is a delight to show how deeply we care about our residents and their families.

Autumn Lakes Foodie Weekend

Last week, Apartment Life at Autumn Lakes hosted two delicious events: "Taste Around The World" and "Summer Pic n Harvest." Both events were a huge hit with the community! At the first event, residents were served plates of Jamaican cuisine that included Jamaican beef patties, rice, jerk chicken, and warm chai tea. This amazing event allowed everyone to try food they would not have otherwise experienced.
At our Pic n Harvest event, community members were served a buffet of snacks featuring a charcuterie board of fresh fruits, meats, and cheese. A highlight of this event was the Apartment Life Team offering the Autumn Lakes residents produce from the community garden. A few residents assisted in harvesting the remainder of the crops and paired them alongside the charcuterie spread. It's incredible how a little bit of food can bring so many different people and cultures together

They started in Winston-Salem, NC, to confirm the CAPEX budget for La Deara Apartments. Next, they headed to Morristown, TN, to tour Village at Barkley Landing Apartments and Ashton View Apartments and confirm their CAPEX budget. These two properties, along with Jack Allen Apartments in Fitzgerald, GA, are already under contract together as Community 198! Also included in this east coast property tour were visits to: Jacksonville, FL; Macon & Augusta, GA; and lastly, Columbia, SC. We are excited to expand nationwide and can't wait to make a difference everywhere we go!

Here at KEV, we take our residents’ safety very seriously. Our main goal is to provide safe, clean, and affordable housing for all our properties. We have strategic safety plans for all of our communities, they include eliminating foot traffic in trouble spots by blocking known routes and creating strategic landscaping, eliminating hiding spots, and increasing sight lines. We are adding ample exterior and interior lighting and security cameras throughout each of our properties. We are also partnering with local law enforcement by sharing access to our cameras and hiring off-duty officers for security. Autumn Lakes 3 Year Anniversary

Woo-Hoo! CIG celebrated the 3rd anniversary of our purchase of Autumn Lakes last month! Our team has worked hard these past three years to turn this community around and create a safe, clean, and affordable place for the residents of Newport News. The safety of all our properties is a high priority for CIG, installing extensive exterior lighting, adding security cameras, and eliminating foot traffic with strategic landscaping. This April, CIG received a letter from Captain J.P. Smith of the Newport News Police Department, commending us for how far we've come with safety at Autumn Lakes Apartments. This property has an Apartment Life team that lives onsite and holds regular free events for residents! In addition, Manna Church of Newport News has shown up for this community countless times, hosting block parties, holiday events and even distributing food to residents. CIG believes that the way to transform a community is to do it from the inside out. Community togetherness strengthens every resident and forms a sense of belonging in the neighborhood.

So much has been accomplished here through teamwork and faithfulness. Since January 1st, Autumn Lakes has had 117 move-ins, 36 renewals, and we have turned over 145 units! We want to give special thanks to our CTS and Maintenance teams, who are only getting started and have many more amazing things planned for this community!

Fenner Apartment Life Onsite

It is official! Dyanna, our Apartment Life Coordinator, and her family are now living ONSITE and will be implementing the full program! We are so grateful for her and her team, who have faithfully shown up for the community for over a year! She will serve the residents and families living in 205 apartments in Norfolk by hosting three monthly events, welcoming new residents, checking in with residents up for renewal, and sharing some neighborly love!

Also, as promised, here are the before and after photos of the Apartment Life House in this community. While it is standard for an Apartment Life team to live in an actual apartment, we had a unique opportunity to renovate a house CIG already owned to house our team. The house needed ALOT of work from top to bottom. Keeping Dyanna in mind and knowing the impact she has already had on the community, we spared no expense on this remodel and hope it blesses her and her family immensely!

Workplace camaraderie is essential because it motivates group loyalty, leading to a shared commitment and discipline toward the job. When there’s camaraderie in the workplace, team members trust each other and genuinely enjoy working together, which can increase collaboration, efficiency, and overall productivity. Genuine togetherness is key to successfully building a collaborative and productive team that enjoys working with each other and can accomplish goals easily. Just last week, our HR Director, Kristen, took a trip down to North Carolina to spend quality time with the Boulevard West, NewTown Center, and 6 Prop Teams because we know the importance of showing our staff members that we value them.

A fun side note, the group visited Boulevard West after lunch, and they were surprised when a woman walked in for a scheduled tour and it was their server, Lydia, from the Olive Garden! They had just left the restaurant and were her last table, so it was an unexpected joy when she strolled in. She looked around and adored the place, and the following day, she brought her boyfriend back, and he loved it too!

Fenner Properties in Norfolk

Our Fenner Properties are truly in the middle of a TRANSFORMATION with plenty of new residents and community development underway! Last month our team hit a record-breaking 29 move-ins and has a move-in goal of 35 this month! At the beginning of June, the occupancy of these properties was 56.7%, and as of today, they are 67%. Our CTSs and maintenance team are working hard to get these freshly renovated apartments ready for new residents to call home! This community is a great place to live, with so many people taking charge.

In addition to Kev doing their thing, we partner with Apartment Life, a non-profit organization that helps to build a sense of community between neighbors by hosting monthly events and building relationships with our residents. Our Apartment Life coordinator, Dyanna, has been living off-site while hosting events but is so excited to move into her new home on the property soon! Doubly exciting, she will have a perfect place for indoor events soon as we have recently purchased our first Community Connection Center. In fact, other local partners will also use that space, and we are currently developing a strategic plan to support and serve the area well! So much love is pouring into this community, and we look forward to all the good coming in the future!

Games on the Lawn

Autumn Lakes sure does know how to enjoy summer! Last week our Apartment Life team had their Games on the Lawn event, and it was a BLAST! They had several games for everyone to come play, but the crowd favorites were the life-size Jenga and the Slip-n-Slide! Rachael and Anthony were intentional about connecting with new residents who were grateful to participate and are looking forward to attending future events! Our goal is to have every member of the community feel cared for and welcome, and that's why we are so thankful to have these fantastic community partners who have a passion for connecting!

Sundae Funday at Autumn Lakes

Our Sundae Funday event was a huge success! Our Apartment Life team at Autumn Lakes served approximately 50 residents Sundae's and connected over fun in the pool and the fun games we had set up on the tables and around the pool! Along with donating, they went above and beyond and attended our event to help serve the custard themselves! We are so grateful for this new partnership and are excited to see what the future holds!

Community Connection Center

Who doesn't love fresh produce? Our Apartment Life team put the Autumn Lakes Community Garden to good use last Sunday with our first FREE Farmers Market! This team was so excited to give out some yummy fruits and vegetables and showcase all they are harvesting! A community garden is a great educational opportunity. For many people, obtaining fresh produce in the city can be challenging. Our garden gives our residents hands-on experience with gardening, teaching them about agriculture, healthy living, and promoting exercise by being active outdoors! On top of all that, it also builds a sense of community by giving residents the opportunity to interact and connect with each other. We even had a few people who helped assemble extra bags and deliver them to neighbors they knew couldn't make it! We hope to one day have a community garden at every property and continue to see these amazing connections!

Autumn Lakes Movie Night and Pool Party

Autumn Lakes had a busy weekend! Last Friday, Apartment Life hosted a fun Movie Night, and it was a huge success! They had over 50 people come out to enjoy yummy snacks, drinks, and a movie on our giant 18-foot inflatable movie screen! Some of the members of Manna Church's serve team volunteered at the event, and even the residents jumped in and offered to assist with set up and tear down! What a fantastic community!
On Saturday, our rescheduled Pool Party and BBQ event, hosted by KEV Property Management and Apartment Life, was well worth the wait. The weather was beautiful!! Over 65 people attended the pool party and enjoyed the DJ, delicious food, fun summer games, and the company of their neighbors! They also had the opportunity to connect with some new residents who recently moved in and joined our community. KEV Property Management, alongside Manna Church and Apartment Life, showed the community how amazing things can be when we work together. It warms our hearts to see all the good being done in our community, and we can't wait to see all the exciting events that take place this summer

Alan joined our company in August 2022 and has been full steam ahead since day one. From maintenance to renovations, Alan is our go-to man to get the job done! His work live by acronym is “WBW” which stands for “What Brad Wants.” Brad is the CEO of our company, and it is very important to Alan that he always meets or exceeds his expectations. He shared his transformation journey with KEV Property Management in front of the Community Transformation Team training this week and let everyone know the reason that he gets the job done every day is because of one very special little lady; his six-year-old daughter. Alan is incredibly thankful to work for a company that brings him absolute joy each day when he leaves his daughter to come to work. One of our regional community transformation specialists can be quoted saying, “On Alan’s unit turns, we haven’t received one work order asking to fix something.” Folks, that is amazing, and truly says something about the quality of work that he completes. In his spare time, Alan is an avid golfer, and one saying that comes to mind that reminds me of him is by Arnold Palmer, “ The most rewarding things you do in life are often the ones that look like they cannot be done.” Alan is known for taking challenges head-on without excuses and getting the job done!

All hands were on deck this Tuesday when several CIG employees came to the Eastern Shore to help unload a 26-Foot U-Haul full of new furniture for ten Kiptopeke Studio Apartments. At Community Investment Group, we know working together is the only way to reach important goals successfully! Renovations are in full swing, and with the delivery yesterday, we are ready to furnish those studio apartments with new couches, beds, chairs, tables, and storage shelves. These studio apartments are not only furnished, but they are also equipped with full kitchens, including a refrigerator, an oven, and a microwave. Wow, I don’t know about you, but this is awesome and only an eight-minute drive to the beach! The teams are working non-stop to get these units move-in ready and doing a fantastic job. We couldn’t be more thankful to everyone who drove up to lend a helping hand!

Wow, how a week flies by and we have to make sure that every minute counts. This past Friday, our CEO Brad Newton took to the properties and had a visit with the East Beach Apartments Team. Leadership is about developing employee engagement which boosts morale and their investment in the company’s mission and goals. Brad knows the importance of nurturing those important relationships with his staff members. He spent the day walking units with the Community Transformation Specialists Ashley and Addy joined by their maintenance supervisor David. He not only got to see the progress of the units the teams were renovating, but he was also able to engage with them in their element and understand what they do day-to-day on-site. This methodology is so contagious that even our Human Resources, Operations, and Renovations Directors joined in to enjoy the afternoon at East Beach Apartments. As quoted by John Quincy Adams, “If your actions inspire others to dream more, learn more, do more, and become more, you are a LEADER.” Community Investment Group and KEV Property Management are truly lucky to have such a dedicated leader that values his employees and truly takes the time to listen to and understand their needs.

We are SO excited about the renovation of our Apartment Life house at Fenner Properties! Our Apartment Life Coordinator, Dyanna, has been diligently working off-site since November 2022. The on-site program includes 3 Monthly Events, New Resident Welcomes, Renewal Check-Ins, and just being an awesome neighbor!!! Woohoo! This month, we have had four move-ins at our new Kiptopeke Studio Apartments in Cape Charles, VA. These beautiful apartments are just a few short miles from Kiptopeke State Park and the Eastern Shore Of Virginia National Wildlife Refuge. Our furnished studios have a refrigerator, oven, microwave, and bed. They also have an in-unit washer and dryer, a beautiful community pool, and an exercise and game room on the property. Gardening is a great way for children to engage their senses and cultivate interest in the cycles of life and the natural world. Not only is it great for the learning opportunities, but it also encourages healthy eating and nutrition.
For us adults, the process can also be a good reminder that “Gardens and children need the same things-patience, love, and someone who will never give up on them” (Nicolette Sowder). We want to extend a special thanks to Mr. Steve, who has not only taken charge of the garden project but also greatly enhanced the experience specifically for the children in the community!

East Beach Move-ins

Our East Beach Apartments are in high demand, and with summer coming up, these beautiful apartments are the perfect location for beach days, the farmer's market, and local restaurants! Delicious bakeries, coffee shops, and breweries are just around the corner. Our construction team is in the process of replacing all fencing, railing, and windows to ensure every little detail is perfect. The CTS's and maintenance team are working hard to get these units fully renovated and ready for move-ins. East Beach is filling up fast! Community Garden Progress

The work in the garden continues! Anyone who gardens knows it is a labor of love. Gardening takes time, preparation, and patience. We are grateful to Manna Church and Apartment Life for teaming up together with CIG to make our first Community Garden a reality. The beds are officially constructed, the soil amended, and we are ready for planting!! In early May, we plan to plant strawberries, pole beans, tomatoes, cucumbers, peppers, and maybe some herbs and other plant varieties! Stay tuned for updates!!

It's Earth Day every day here at KEV! We have successfully built a more sustainable company by reducing our dependency on paper. Even with recycling, the amount of paper consumed in offices in the United States climbs by 20% yearly.

The average employee uses 10,000 sheets of paper each year!

You might ask, what are some environmental benefits of going paperless?

Great question! Going paperless preserves billions of trees by increasing oxygen availability on our planet. It also reduces our carbon footprint by decreasing both water and air pollution.

The chemicals in printer ink for copiers can be extremely harmful to the environment. When you simply throw your ink cartridges in the trash, they end up in a landfill or, worse, the ocean. KEV is doing its part by not only transforming its communities but also being kind to the Earth. Paperless workplaces can dramatically reduce, if not eliminate, environmental toxic substances. These are just some of the small steps we take as a company in our virtual model to combat adverse effects on the Earth.

The Earth is home to our communities, and KEV must do its part to keep it clean and beautiful!

It's Spring Cleaning Time!

It's spring-cleaning time! An effective spring cleaning allows you to refresh your home while enjoying the changing seasons. At Kev, we do our part by participating in spring cleaning too! Maintaining curb appeal is essential to protecting our property's worth, and there's no better time than spring to add color and life to our properties. Kev Prop cares about keeping a clean and beautiful environment for our community! We are working on rebranding every property to meet our standards to provide our residents with a beautiful place to call home. A few examples are we have added new black gutters to our buildings and ensure the drains are clean of any debris from the weather. We use only cedar mulch around our trees and new flower beds, accompanied by Pencil Holly's and clean black edging. The best part is, now that it's spring, we are seeding the grass at all our properties! When you consider the impact on attracting (and keeping!) high-quality residents, the time and money spent on such efforts cause lasting effects. We are looking forward to this weekend at Autumn Lakes, not only is Manna Church hosting a cookout and activities for the children, but they are also going to be constructing the bed for our very first COMMUNITY GARDEN! Community gardens are also beneficial to the environment and can boost the availability of healthy meals, and develop community bonds. Studies have shown that those who grow their own food consume more fruits and vegetables and have better eating habits. Last week, our Apartment Life team at Autumn Lakes hosted a community game night! Your community is much more than where you live. It is a local network where you can connect and establish relationships. Our world has grown increasingly hyperconnected, and getting away from the digital world to genuinely interact with friends and family over a fun and strategic game can feel refreshing. Game nights with kids, teenagers, and young adults will help them strengthen their decision-making abilities and problem-solving skills and help them handle challenges in life.
Along with building communication and connection skills, games are also good for mental health. According to a study published by Frontiers in Human Neuroscience, games don't just relieve stress, but the laughing experienced by players can raise serotonin, "the happy hormone" that boosts healing for anxiety and depression. Engaging in games with others may give you a sense of belonging and connectivity, improving your mood, and decreasing feelings of loneliness. This past weekend, we celebrated Community Connections 2nd Birthday!!! Two years ago, Jessica, our Community Connections Officer, met with Pastor Riley at Manna Church in Newport News and established our first Community Partnership when Riley said “Yes” to adopting Autumn Lakes that very morning. At that time, we didn’t know what it would look like. We didn’t know how much it would grow and develop, but we did know it was a relationship appointed and set apart by God.

Over these last two years, God has blessed the work of our hands. He has expanded our territory and strengthened our impact. We currently have eighteen properties and several Community Partnerships throughout Hampton Roads and beyond. Each partnership is special and unique, just like each of our communities. Here’s to many more years of Community Connections, Partnerships with a Purpose!

During a marketing campaign last week, one of our Community Transformation Specialists stopped by Tidewater Tech Aviation School to introduce himself to the very welcoming staff. As it turns out, they had been searching for a management company like ours to work with new students. As a result, this CTS received a phone call from the Student Intake Director, inviting him to have a booth set up with marketing materials at their open house this Saturday. This CTS also connected with a manager at U-Haul. It went so well he gave them an apartment tour that night! This shows how important it is for a company to get out there and market! Go KEV Prop!

They helped us to get our first CO's. We are excited to announce all four units are rented with our new residents happily moved in! We are currently working on 21 units to be completed by the 24th. We will start another 30 units every two to three weeks to maintain a steady flow of available units. Things are moving fast in Jacksonville! Newtown Center Move-ins!

Woo-hoo! Our NewTown Center Apartments in Jacksonville, North Carolina, have welcomed not one but four new residents to the community. Our first new resident had been patiently waiting since November to move in, and we are so happy that it finally happened for them. This couple lived at Town Center several years back, and one of them is working with the on-site construction crew to continue transforming units for other families. Secondly, we have a service member who came all the way from the West Coast and arrived in town the same day as her move-in. We are thankful for her service and proud that we were able to have a new unit ready upon her arrival in Jacksonville. Our third move-in works right around the corner at Camp Lejeune. He cannot wait to bring his wife and two daughters from Guatemala to join him in this stunning apartment. Last but certainly not least, we welcomed a hardworking single mom of three to a beautifully renovated unit where she can start making wonderful memories with her children. KEV Property Management’s goal is to provide clean, safe, and affordable homes to its residents. I don’t know about you, but I’d say the KEV Team at NewTown Center hit this one out of the park! We welcome these four residents’ home and cannot wait to continue renovations to bring more families to NewTown Center.

Get ready Newport News, Vancostas is back!!! For the Denbigh area of Newport News, Vancostas Restaurant has been deep rooted in the fabric of the neighborhood’s identity. Newport News hasn’t been the same without Vancostas' pancakes or pizza! They originally opened in 1972, and Stephanie and Moe have become like family to the locals. The re-opening has truly become a community effort as CIG makes necessary repairs to the building and Manna Church plans to help make sure everything is spick and span! Anthony, who is passionate about motivating people to take control of their lives, spoke on the importance of having a GROWTH MINDSET which is a belief that you’re not limited by inherent traits or abilities but rather, have the capacity to learn and grow. Overall, the event was successful, and the residents are looking forward to next month’s Mind Your Business Mastermind!

This week, we want to spotlight one of our outstanding KEV Prop employees, Kandi! Kandi is our Director of Compliance and has been with the company for five months. She tends to have a hand in most things at KEV, like approving files for move-ins and leasing; she is also involved with lease renewals and collections. With 17 years of experience in the Property Management business, Kandi knows the workings of this industry! She offers guidance to our Community Transformation Specialists if they have questions or concerns and helps create policies and procedures for KEV. When asked about her role, she said, "I feel I am here to serve the staff and the residents, and I am always delighted to lend a helping hand." It is hard-working people like Kandi that make KEV such a fantastic company!

Last week, our Apartment Life team hosted an ornament-decorating party just in time for the holidays! They invited Autumn Lakes residents to come out and make wooden decorations they could take home and hang up! About 38 people spent the day creating Christmas ornaments with paint brushes, colored pencils, glitter, and other arts and crafts. We are thrilled to see Apartment Life succeed in connecting with the community on a deeper level!

We do love our trees; however, they have a long list of liabilities regarding apartment communities. Dead limbs are a threat at any time of year, but they are more dangerous during wind, snow, and ice events. They can fall and cause damage to vehicles and structures or harm people and pets beneath. When healthy limbs grow too close to building windows, power lines, balconies, or rooftops, they often cause dangerous problems. Trees that grow very tall are also a concern, as they may be knocked down or broken more quickly. And let’s not forget to mention all of the damage roots of large trees that are too close to buildings can cause!!

When we acquire a property, as a part of our External Renovation Plan, we take an inventory of the landscaping and identify any trees that need to be removed. At Aden Park and Ebbets Plaza in Virginia Beach, we had to invest in an extensive tree removal project with over 2000 labor hours spent ensuring our residents have a safe and beautiful home environment!

Mercy Drops Christmas in Portsmouth

Mercy Drops Dream Center was short 50 bags for wrapping gifts for 500+ children in the city of Portsmouth, and their Christmas in Portsmouth event is TOMORROW! CIG is blessed to play even a small role in this significant undertaking by covering sponsorships and a small delivery of needed gift bags!

Look at all those gifts being wrapped and labeled with the corresponding addresses! MDDC is seriously organized. During Jessica's visit today, Courtney took the time to show her how all the information for the whole event is organized and monitored from start to finish. Did you know that they have been planning Christmas in Portsmouth since July?! INCREDIBLE!!!

They had such a great turnout! Fifty-five residents were blessed by the event, and eight volunteers gave their time to serve a traditional meal with a helping of both love and kindness.

This weekend, they outdid themselves at the Thanksgiving Food Box Giveaway, where they successfully packaged and distributed over 70 food boxes. They also had additional extra boxes for people who did not sign up, ensuring that everyone in the community had access to enough food to celebrate Thanksgiving with their families! Now, that is something to be thankful for! It's remarkable the good that comes from empowering local organizations and ministries in a community and the significant impact it has on improving our residents' overall standard of living. Mercy Drops Dream Center hosted their Sixth Annual Bowling Event on September 24th, 2022. With over thirty sponsors, CIG led the way as the first ever Main Sponsor. Not only did over thirty families and one hundred children participate in a fantastic time of fun, laughter, and friendship, Mercy Drops was able to raise over $38,000 to go directly back into the community of Portsmouth! What does it look like when you donate to Manna Church? Impact. Changed lives. New Beds. Funded by a donation from CIG, Manna Church partnered with two churches and the organization Sleep in Heavenly Peace to build 50 beds for children in Newport News who did not have a bed of their own. Each bed donated included a mattress, pillow, and bedding. Just think, tonight, 50 children who were sleeping on floors or couches will sleep in, quite possibly, their first bed because CIG gave generously and Manna Church showed up!
